Application

$99 Non-refundable Application Fee Per Adult. Fee covers processing of application and are still due if application is not approved. It typically takes us 3-5 business days for us to process the application.

All adults over the age of 18 living in the house must have their information filled in. Please completely fill out application including previous residences and supervisor information. INCOMPLETE APPLICATIONS WILL REQUIRE MORE TIME TO PROCESS. We do not participate in the Section 8 housing program.

Summary Requirements

Income

Gross monthly income of all applicants must be at least three (3) times monthly rent
Two previous pay stubs and last two year's W-2
Self-employed applicants must provide six (6) months of bank statements and the last two years of tax r ecords.
Other income shall be verified by third party documentation

Rental History

Verifiable third party (not relatives or friends) rental history for at least two (2) years preceding date of application
Applicant may be disapproved if landlord references, credit report, or court records indicate negative marks

Credit

Must show ability to pay rent on time
May be disapproved if credit report, landlord references, or court records show any outstanding collections, judgements or contain evidence a debt is owed.

Exceptions
At the Property Owner’s sole discretion, the requirements may be waived if the prospective tenant pays a
significantly higher security deposit and/or a special situation exists regarding a requirement that is not met. The amount and/or final determination will be made by the Landlord and will depend on each individual situation.

Applicant(s) shall be disapproved if we are unable to verify income, rental, credit, or criminal history. False, incomplete, or
misleading statements or omissions on the application(s) will result in disapproval. Falsifying information to obtain property or credit is a Class A misdemeanor.

Upon approval, contract signing, deposit and first month's rent paid, new tenant is responsible for small move-in administration fee to prepare the home for your arrival with a deep clean and completion of maintenance checklist walkthrough.
