A $99 non-refundable application fee per adult covers processing. The fee is due even if the application is not approved.

Summary of requirements.
Income
- Gross monthly income of all applicants must be at least three times the monthly rent.
- Two most recent pay stubs and the last two years' W-2.
- Self-employed: six months of bank statements and the last two years of tax records.
- Other income verified by third-party documentation.
Rental History
- Verifiable third-party rental history (not relatives or friends) for at least two years prior to applying.
- Negative landlord references, credit, or court records may result in disapproval.
Credit
- Must demonstrate the ability to pay rent on time.
- Outstanding collections, judgments, or evidence of debt owed may result in disapproval.
Exceptions:at the property owner's sole discretion, requirements may be waived with a significantly higher security deposit or for special situations. The amount and final determination are made by the Landlord and depend on each individual situation.

Processing typically takes 3–5 business days. Incomplete applications take longer.
All adults 18 and older who will live in the home must submit their own information.
We do not participate in the Section 8 housing program.
False, incomplete, or misleading statements will result in disapproval; falsifying information is a Class A misdemeanor.
Upon approval and signing, a small move-in administration fee prepares the home with a deep clean and maintenance walkthrough.
