How it works

A fee on what we collect, and a price for what we do.

The management fee is a percentage of what your home earns, so we are paid when you are. Work that goes beyond running the home month to month, such as leasing, onboarding, and renovation, is priced as the service it is, and listed here so you can see all of it before you decide.

Long-term

Unfurnished homes on 12-month leases. The classic single-family rental.

10%of collected rent

Charged on rent we collect. A vacant month carries no management fee.

Furnished homes for stays of 30 nights or longer: traveling nurses, relocations, corporate housing.

20%of collected rent

No separate placement fee. Turnovers between guests are part of the service.

Onboarding
$350 per home

Initial inspection with photos, listing setup, and moving your records and any existing lease onto our system.

Maintenance coordination
10% of third-party vendor invoices

Most repairs are done by our own technicians and billed as labor and parts. When a job needs an outside specialist, we source, schedule, and inspect the work.

Project management
10% of project cost

On renovations, turns, and insurance rebuilds over $1,000: scope, bids, scheduling, site supervision, and final walk-through.

Cancellation
60 days' notice

Written notice ends the agreement. Fees earned through the notice period are settled on the final statement.

How you are billed
  • Fees are deducted from collected rent before your monthly disbursement.
  • Every fee on this page appears as its own line on your statement, so you always know what you paid for.
  • Anything not on this page is in the management agreement before you sign, not on a statement afterward.
  • Repairs above your approval threshold are called in before the work starts.

Questions owners ask

Which tier is right for my home?

It depends on the home and the neighborhood more than on you. Some homes earn far more furnished; some are better as steady twelve-month rentals. The rental analysis tells you which, with numbers, before you decide.

Is the management fee charged when the home is vacant?

No, on every tier. It is a percentage of what we collect, so an empty month carries no management fee.

Why are short-term and mid-term fees higher than long-term?

Because the work is different. A long-term home needs attention a few times a year. A short-term home turns over every few days with guests to message, cleanings to inspect, and pricing to adjust. The higher fee funds a team that does all of that, and the revenue on those homes is typically much higher too.

Who does the maintenance, and do I approve it?

Mostly our in-house technicians, billed as labor and parts. Outside specialists are coordinated by us and carry the coordination fee above. You set an approval threshold when we onboard the home; anything above it, we call you first. Emergencies that protect the home or a guest are handled immediately and reported the same day.

Are there fees that are not on this page?

Resident-side charges such as application fees, pet fees, and late fees are paid by residents and set out in the lease. Everything an owner pays is on this page or in the management agreement you sign.

Can I switch tiers later?

Yes. Homes move between long-term and furnished strategies as the market changes, and because one team runs all three, the switch is a conversation rather than a new company.

What if my home does not fit your system?

We will say so up front. We only take homes we can run to our standard, because that discipline is what keeps the system running well for every owner already in it.
