Every house we accept gets the same system. A house that cannot run on it would cost every other owner something. So we check four things before we quote.

The fee is a share of what the rooms earn, so we are paid when you are and a vacant room carries no fee. Your rental analysis states the number in writing before you decide anything.

Does my house have to be on PadSplit already?
No. We manage houses that are already co-living, and we tell owners of ordinary houses whether renting by the room makes sense for their address. The rental analysis gives you that answer with numbers before you spend anything on conversion.
What happens to the members living there now?
They stay. We introduce ourselves, explain how to reach us, restate the house rules, and walk every room and common area so we know the starting condition. Nobody loses a home because the management changed.
Do you convert houses?
Yes, quoted per home. Room locks, fire safety, furnishing, and the small layout changes that make a house work by the room. Our own technicians do most of it, and project management is priced on the pricing page.
What if my house would earn more some other way?
We say so. One team runs long-term, furnished mid-term, and short-term homes, so the analysis recommends the strategy the house supports, not the one we happen to sell.
Is the management fee charged on empty rooms?
No. The fee is a percentage of the room rent we collect, so a vacant room carries no fee and we are paid to fill it.
How fast can you take over?
The analysis arrives within one business day. Most houses are onboarded within two to three weeks of signing, faster if the house is vacant.
