The home earns more than any lease would, and it asks for a hotel's attention in return. We work with three kinds of owners who have found that out.

It is not for everyone. If you have one condo you enjoy hosting, keep hosting it. If the home is outside metro Atlanta, or the city will not license the address, we will tell you in the analysis rather than take the home and disappoint you.

The inspection after every stay

A cleaner cleans. Our team inspects, on a checklist, with photos, before the next guest arrives. Damage is caught while the guest who caused it can still be charged.

Our own technicians

A broken water heater at 6 p.m. is a review waiting to be written. We fix it ourselves that evening rather than leaving a voicemail with a vendor.

Pricing that is watched

Nightly rates move daily. A quiet Tuesday and a Falcons home weekend are not the same night, and a listing priced once a season leaves money on both.

Full service. Cleaning fees are paid by the guest, and a month with no bookings carries no management fee. Full-service managers in Atlanta charge 20–35%. Booking-only services charge 10–15% and leave the guests, cleaning, and repairs to you.

If you are switching from self-managing or another manager
  • The listing stays on your account, so every review you have earned stays with the home
  • Existing bookings are honored and the guests are told who to reach
  • We inspect the home top to bottom and send you the report before the first guest under our care
  • The license, tax accounts, and utilities are moved onto our calendar so nothing lapses
  • Sixty days' notice ends the agreement, on either side

Questions owners ask

Will I lose my reviews if I switch to you?

No. We operate the listing on your account rather than moving it to ours, so the review history, rating, and search position stay with the home.

Can I still use the house myself?

Yes. Block the dates you want with reasonable notice and we work the calendar around them. We ask that owner stays be scheduled rather than dropped in, because a last-minute block can cancel a paying guest.

Who pays for cleaning?

The guest, through the cleaning fee on every booking. Owners pay for consumables and linens, which appear on the statement as their own line.

What about Atlanta's short-term rental rules?

The city requires a license and remits tax on every stay, and some addresses cannot be licensed as a non-primary residence. We handle the license and the filings, and the rental analysis tells you up front if an address does not qualify.

Would my home earn more as a furnished mid-term rental?

Often, yes. Atlanta has deep demand for furnished stays of thirty nights or more from traveling nurses, relocations, and film crews, with far fewer turnovers. One team runs both, so the analysis recommends whichever the home supports, and a home can move between them as the market changes.

How fast can you take over?

The analysis arrives within one business day. A furnished, licensed home is usually under our management within two weeks. A home that needs furnishing or a license takes longer, and we give you the timeline in the analysis.
