There are no big mistakes in property management, only small ones that were allowed to grow. The eviction that costs an owner four months began as a lease renewal date nobody diarized. The flooded floor began as a water heater whose age nobody recorded. The angry review began as a door code that was off by one digit.
Because the market sets the rent, the only lever we control is how well the home is run, and how well it is run is the sum of thousands of small acts done correctly. A detail-oriented team is the entire competitive advantage, and the reason a well-run home costs less than a badly run one.
This is also why we write things down. Attention fades by five o'clock; a checklist does not.
- A unit turn follows the same written sequence every time. When a step causes a callback, the sequence changes, so the mistake cannot repeat in the next forty homes.
- Names, addresses, and dates are read back to the person who gave them. On the phone, in writing, every time.
- A message to an owner or a resident is re-read once before it is sent. One typo in a rent statement costs more trust than a week of good work earns.
- Photos are taken at move-in, at every inspection, and at move-out, and they are named so someone can find them in a year.
- The second truck roll is treated as a defect: the van goes out once, with the right part, because someone read the ticket properly.
- It is not perfectionism. A listing that goes live a day late because someone polished the photos is a missed rent day.
- It is not micromanaging the people around you. It is managing your own work so nobody has to check it.
- It is not slowness. The detail-oriented technician is faster, because they do not come back.

How we hire for it
The assessment has instructions that are easy to skim past. Following them exactly is the first detail we check. In the interview we ask about a time a small thing you noticed prevented a large one.
How we coach to it
Feedback names the specific miss, never the trait. "The renewal date in the Oak Street file is wrong" can be fixed today. "Be more careful" cannot.

Callbacks per turn, second truck rolls per month, corrections to statements after they are sent, and reviews that mention a detail we missed.
